Check-in Procedure

Check-In time starts at 4:00 pm 

If you are arriving after office hours, please notify our reservations team on the day of your arrival. They will provide instructions for checking-in after hours. The Office/General Store hours are 9:00 am to 7:00 pm Monday through Sunday but may change without notice.

 

Directions to the Office are emailed (or mailed if no email address is provided) to you when your reservation is processed. Every effort is made to have each cabin ready by Check-In time, but no guarantee is made as to the exact time of occupancy. Housekeeping and maintenance personnel must provide services between occupancies for each cabin in order to prepare the cabin for incoming guests. Sometimes, due to unforeseen circumstances, housekeeping and/or maintenance services may not be completed by your 4pm Check-In time. This situation rarely occurs and we apologize in advance if this situation occurs.

Check-out Procedure

11:00 am is the scheduled Check-Out time.

If you are not out of your cabin by the specified time an additional charge of $50.00 plus tax may apply. To request a Late Check-Out please call the front desk on the morning of your departure.

The credit card you provide will be used unless other arrangements are made. At the time of reservation, 25% of your total reservation will be charged with the remaining balance due 21 days prior to stay. Rates are subject to taxes 11.4%. All rates, fees and policies are subject to change without notice.

You may book your reservation with us up to 396 days or one year and one month from the current date with our standard policies. If you wish to book a reservation further out then one year and one month from the current date you may do so by calling our front desk and requesting the reservation. All reservations made further than one year and one month from the current date must be paid in full at the time the reservation is made. The reservation is non-refundable and cannot be changed for any reason. Should you wish to cancel the reservation for any reason no refund shall be issued even if the cabin is re-booked for the same dates as the canceled reservation.

Cancellations/Refunds

If you would like to cancel your reservation, the following charges apply. If you cancel more than 21 days before your arrival date, you will be charged a $50 plus tax fee. If you cancel less than 21 days but more than 3 days before your schedule arrival date, you will be charged 1 nights' rental fee plus tax. Reservations cancelled within 72 hours of your scheduled arrival date are non-refundable. No refunds shall be issued outside of the standard cancellation policy regardless if the cabin is re-booked by another guest for the dates of the cancelled reservation.

If you would like to change your reservation and it is further out than 72 hours (3 days) of your originally scheduled check in, the new reservation is now required to be paid in full at the time the reservation is changed. Additionally, the new reservation is now nonrefundable status. Any further changes to that reservation will not be allowed without payment in accordance with the cancellation policy.

Changes to reservation dates that are between one week (7 days) to 72 hours (3 days) of the arrival date will result in a charge of $50 plus tax. Changes made further out than one week (7 days) of your original check in date will not automatically result in a charge and will be accommodated when possible.

No changes will be allowed within 72 hours (3 days) of original check in date with the exception of changing cabins if another cabin is available. If the cabin is shifted, the revised reservation rate will be calculated based on current fees for the date range and cabin.

Prior to your check in date, you may shift your reservation from one cabin to another without fees as long as your reservation dates remain the same and the alternate cabin is available. Rates will be revised to reflect current fees for the new date range and/or cabin.

If you cannot stay for your full reservation, but can stay for some portion of your reserved nights, the following charges apply. If you call and reduce your stay within 21 days of your arrival date, you will be charged a $50 plus tax fee per night for each night that is cancelled. For days cancelled within 72 hours of your scheduled arrival date, you will be charged the full amount of the daily rental rates.

You may always add nights to your reservation assuming the cabin is available. The charges will reflect the current fees for the dates/cabin.

No refunds for late arrivals, early departures, or for leaving the cabin for mechanical failure of non-essential items. Management reserves the right to terminate your contract with no refund if any rules set forth have been ignored.

 

Cleaning Fee

Your cabin is stocked for your arrival with paper products including tissue, toilet paper, paper towels and dish detergent. See amenities list for more details. Beds are ready and made for your arrival except the futons. 

Please leave the cabin in the same general condition as it was when you arrived. Staff will arrive after your departure to thoroughly clean and inspect the cabin.

All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear.

All used dishes should be rinsed and placed in the dishwasher on the wash cycle.

Additional housekeeping charges will apply for excessive cleaning or if maximum occupancy of the cabin is exceeded.

Incidental and Additional Fees

You will be charged the $350.00 plus tax fee in the event of a violation of our no smoking or maximum occupancy polices. Incidental damages which occur during tenancy will be charged on a per incident basis. Additional housekeeping charges will be applied if excessive cleaning by our staff is required and/or maximum occupancy of the cabin is exceeded.

 

Pet Policy

ANIMALS BESIDES DOGS ARE STRICTLY PROHIBITED. 

All our cabins are dog friendly with a 3-dog maximum.

$20.00 per dog per day will be added to your rental rate.  Total cost per dog per stay not to exceed $100.00.

Should we discover a dog has been in the cabin without prior payment, you will be charged $100 per dog without exception and regardless of length of stay. While we welcome you and your dog to Iron Springs, you are responsible to pick up after your pet. We reserve the right to charge a $25 fee per incident for not cleaning up after your pet. AT NO TIME MAY DOGS BE LEFT UNATTENDED in a cabin or on the grounds of the resort. Dogs must be on a leash while on the grounds at Iron Springs.

Smoking Policy

ABSOLUTELY NO SMOKING IS ALLOWED IN ANY OF OUR CABINS. A $350 fee will be charged in the event of a violation of this policy.

Quiet Hours

Quiet Hours 10:30 PM – 8:00 AM - Monitored and Enforced. Iron Springs Resort is a family environment. Please respect the desire of our other guests in honoring quiet time.

Keys

At check in, you will receive two keys. For check out, please return these keys to the office or leave it in the key box outside the office if it is closed. The charge for a lost key is the cost to re-key the cabin: $95.00 + Tax (This additional cost is subject to the changing cost of available lock smiths.)

Amenities List

The following items are included in each vacation rental:

Color TV and DVD Player, Silverware, Dishes/Cookware, Toaster/Microwave, Coffee Maker, Kitchen Utensils, Bath Towels, Bed Linens, Quilts/Shams/Pillows, Trash Bags

You`ll want to bring the following items for your stay:

Food, Condiments, Baby Equipment, Personal Toiletries, Beach Equipment, Specialty Cooking Items, Flashlight.

General Policies

The primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the cabin. All catered food, rented tables or amplified music needs to be pre-approved by Iron Spring Resort prior to visit. Occupancy for each cabin is strictly enforced and fines will be assessed for exceeding the number of allowed guests.

Guest acknowledges and authorizes Iron Spring Resort to charge Guest’s credit card for all damaged and/or missing items to the premises while occupied by the guest. If the cost of extra cleaning, replacement or repairs exceeds the guest’s credit card limit, guest agrees to pay the difference to ISR.

Parking is limited to a set number per cabin with a maximum of two cars for most cabins. Some cabins are restricted to one parking space. Any vehicles parking in or blocking a fire lane will be towed. No motor cabins, trailers, campers are allowed. Boats are allowed and count as one of the allowed parking spaces.

ISR reserves the right to enter the premises, if need arises, without guest permission. ISR will make every effort to contact the guest as to the purpose and duration that we are to be in the cabin. ISR disclaims all liability for injury, loss, or damage during the guests stay. ISR will be held harmless from claims arising out of use of cabin. ISR is an agent for the owner, not an owner nor a tenant. As agent, ISR has the authority to act in the best interest of the cabin owners in any and all situations. Rules and regulations are on record with the owner.
